  Top 10 luxury homes in China 2011

China’s Top Ten Luxury Home List for 2011 was published on April 12 by the China Real Estate Enterprises Combination Association, the World Executive Group, the World Real Estate Academy and the CEO-ZINE magazine. In making the list, judges considered image awareness, quality price ratio, return on investment ratio and owner satisfaction. In some people's memory, China is a country which has long history. But at this time, China already has its own particular culture. And it is already be a important part in the world map.

 Xiagongfu, Beijing 霞公府

Xiagongfu, a high-end apartment building, is located at Xiagongfu Street, at the intersection of Wangfujing Avenue and East Chang’an Avenue. The building has 72 apartments in total, most of which are 300-400-square-meters units, all of which are pristinely decorated. The convenient location is situated near Beijing’s bustling CBD. In addition, the grounds contain more than 30 percent green space.

Longfor Summer Palace Splendor, a villa estate, is situated in northwestern Haidian District, with Summer Palace to the west and Yuanmingyuan Park to the east. Surrounded by these two charming parks, the area features beautiful scenery, a quiet environment and fresh air. The whole estate covers more than 147 acres, and has 91 villas in total, most of which are 1,000-3,600-square-meter houses. There are nine different types of villas, each having four floors: two above ground and two underground.

Tianlu Mansion, an estate of villas, is located in the Dameisha Ecological Tourism Area, Shenzhen. Covering an area of more than nine square kilometers, the estate has 182 villas in total, most of which are 250 to 350 square-meter houses. Situated in a tourist area, there are three themed ecological parks, two mountain golf courses and four luxurious hotels nearby. The property’s grounds contain about 80 percent green space.

 Tianqin Bay, Shenzhen 天琴湾

Tianqin Bay, a villa area, is situated on the Qitouling Byland, between Dameisha and Xiaomeisha in Shenzhen. With a total area of 298,000 square meters, the area has 69 villas, most of which are 600 to 800-square-meter houses. Located near the seashore, each villa has a 270-degree sea view and a private garden. The percentage of green space surrounding the property is near 87 percent.

 Greentown Rose Garden, Shanghai 绿城玫瑰园

Greentown Rose Garden, a community of villas, is located in Shanghai’s Minhang District. Covering more than 1,205 acres, the area has 236 villas featuring various architectural styles. Most units are 700-900-square meters houses. Situated in the Shanghai Qizhong Forest Sports City, the villas are adjacent to the Qizhong Golf Club and Shanghai International Tennis Center. Inside the property, the grounds contain about 70 percent green space.

Located in the Beijing Olympic Park in northwest Chaoyang District, Pangu Plaza is 180 meters away from the Water Cube and 500 meters from the Bird’s Nest. The complex contains luxury office space, three high-end apartment buildings, a 7-star hotel and ample retail space. Available apartments average about 680 square meters, many of which are luxuriously furnished.

Riverside Arc de Triomphe, an area of luxurious residential buildings, is currently under construction in the western part of Pudong District, near the Huangpu River. Covering an area of 246,000 square meters, the area will have 10 buildings with 1,120 houses, most of them between 370-560 square meters. According to the developers, the houses will begin to be sold in June 2011. Although the price has not yet been fixed, considering the location, optimal environment, and high land price, the asking price will surely be steep.

 Oriental Xanadu, Dalian 星海湾壹号

2011 average price: not yet determined (for 2nd and 3rd phases); 30,000- 34,000 yuan/ sq.m. (US$4,591- 5,203/ sq.m.) for 1st phase developments

The Oriental Xanadu is situated northeast of Xinghai Square, next to Dalian Xinghaiwan Bathing Beach. Covering an area of 120,000 square meters, the property consists of residential buildings, a villa area and a commercial center. So far, all houses constructed in the first phase have been sold out, and construction of the second and third phases is underway. The property grounds contain roughly 40 percent green space.

 Tomson Riviera, Shanghai 汤臣一品

Tomson Riviera, considered one of the most luxurious residential buildings in Shanghai, is located in the northwest part of Pudong District, next to the Huangpu River, with Pearl TV Tower to the north and Jin Mao Tower to the east. Covering about 20,066 square meters, the complex has four buildings in total, with two towers of condominiums and two towers containing rentals. The complex grounds contain roughly 40 percent green space.

 The World, Guangzhou 广州大一山庄

2011 average price: 62,500 yuan/ sq.m. (US$9,565/ sq.m.)

The World, a villa development situated north of Guangzhou in the Baiyun Mountain Scenic Area, has topped the list of China’s most luxurious residential properties for the last three years. With a total area of over 152,000 square meters, the stunning property has 79 villas in total, which range between 800-1,400-square-meters per unit. The first phase of The World units are expected to be sold starting May 1, 2011, with the lowest asking price set at an astronomical 50 million yuan (US$7,6 million per unit.
